Independent and Congregate Care Communities



Shelter develops and manages apartment communities designed specifically for independent, active seniors who seek the comfort and sense of belonging they have enjoyed in their own homes. Fundamental Shelter principles of value and service have meshed extremely well with this growing market niche for over a decade. Today, thousands of senior households call Shelter properties home.

Park View Communities


Shelter's Park View communities were begun in 1989 to serve seniors whose income is too high to permit government assistance but too low to support entry into many conventional retirement centers. Typically, Park View communities comprise 100 units in a three story mid-rise building and serve people whose income is less than 60% of median income within the region.

By combining private debt, equity raised using the federal tax credit program, and financing support from local government agencies, Shelter is able to keep rents within the reach of our residents while offering a physical plant, amenities, and services to equal those provided in far more costly facilities. In addition, we facilitate residents' connections to agencies that provide services (for example, nutrition counselors, social workers, visiting nurses, and transportation) but do not require an out-of-pocket expenditure.

Congregate Care Communities


Many of Shelter's communities are congregate care communities, providing a more extensive range of hospitality services including daily meals served in an attractive dining room, a full social activities program, housekeeping services, laundry services, transportation and some personal care assistance. These on-site services enable the resident to remain independent longer than they might in more conventional independent senior housing. Congregate care is provided in a variety of settings from affordable communities to luxury communities with extensive amenity packages.

Assisted Living Communities: Brightview


Shelters' Brightview Assisted Living communities for the frail elderly are a natural outgrowth of our senior housing focus and meet a burgeoning market need. The Shelter assisted-living model includes personal care assistance, housekeeping, meals, wellness programs, transportation, and medical care provided by on-site licensed nurses as well as visiting health care professionals. We have also created the Wellspring Program, provided for Brightview residents with Alzheimer's disease and various forms of memory impairment.
